What is a Pre-Purchase Building Inspection?

A visual inspection and report detailing the current condition of a property you are planning to purchase.

What purpose does it serve?

It informs you of the current property condition, helping you make an informed decision when purchasing a property.  

Who should obtain a report?

All persons buying a residential, commercial and/or industrial building that have no building industry knowledge. Warning: Do not purchase a report conducted by the owner or selling agent as these reports are not independent. 

What should be recorded?

  • All serious defects within the building which may be expensive or difficult to rectify or may affect a future sale of the building
  • Any defects that previous owners lived with which do not affect the use of the building
  • All defects that require further investigation

Be aware that 85% of companies and individual inspectors within this industry are unqualified and uninsured, taking less than 20 minutes on average to conduct an inspection which should otherwise take 1.5 – 2 hours to complete. This is common with companies charging less than $600 for combined building & pest inspections. Most of these inspectors will not want you present during inspection. 

A company such as ours will conduct the inspection in accordance with the Australian Standard 4349.1 and take time to investigate the building correctly. We have inspected tens of thousands of properties of varying designs, size, and age and understand what common faults to look for within these buildings. We provide each client with insurance to the value of $1 million which is known as professional indemnity insurance. We are licensed builders having built the type of buildings we inspect.   

What should be included in a Pre-Purchase Building Inspection?

An experienced inspector will describe all defects present to accessible areas of building, why the defect is present and recommend how to rectify or further investigate. Electrical wiring and pools will not be included within a standard building report.  

When are they needed?

Whenever you are buying a building by way of private treaty or auction. Remember that the building is yours including all defects and the cost to rectify these defects once the hammer falls at an auction. 85% of homes have defects present. 1 in 3 showers leak. 45% of homes have structural defects.
