Comprehensive Dilapidation Reports for the North Shore
Fast turnaround time
The construction industry has a lot of moving parts making delays potentially very costly. We understand the important role a dilapidation report plays in this process. Over the years we have made improvements in the way we produce and send these reports over to our clients. We even created our very own report app to achieve faster turnaround times.
Exceptional client support
We take the idea of client support very seriously. We want to be there when they need us so we make ourselves available 24 hours a day 7 days a week. All they have to do is pick up the phone and call us. We’re always there for them.
Our clients range from first time home buyers to developers and state and local government. These include major road projects (WestConnex), government sewerage, stormwater, navy and army bases, health facilities, tunneling infrastructure and upgrades.
Both my wife and I would like to congratulate you and your staff on your professional service. We wish we had found your inspection company years ago. We will be using your service for future purchases.Greg Barnes - Leichhardt

Brad, thank you for helping us find the cause of dampness within our home. We had previously used other inspectors with no luck. We have now been able to fix the problem. You have put my mind at ease. Thank you very much.Carmen Holland - Paddington
Thank you Brad for inspecting the property for my son and daughter in law. They have since moved in and rectified the defects you had found during your inspection. We are amazed at what you found and thank you for your help.James Wright - Point Piper
Dear Brad I wanted to say thank you for your services provided recently. We are nearing completion of our project home and a few weeks ago we needed to go through the Practical Completion with our builder. We are so glad we found you in time. You were able to visit the site on short notice and provided us with invaluable information that the building company would otherwise have 'got away with'.Chantal McGarr
You were prompt on site and happily answered questions and pointed out defects and other items we may want to bring up with the builder at that time. The report you then provided for us was both quickly prepared and comprehensive. We were able to simply email a copy to our builder and those defects have now been fixed or in the process of being rectified. So thank you Brad, we would have no hesitation in recommending your services.David Luke
Best Building Inspections have never let me down in any areas requiring defect reports & Pre-Purchase building inspections. All your reports are extremely detailed from both a technical & legal perspective, always professionally & concisely presented, & just as importantly - always timely.Gary McNeil
We initially employed Brad Scott from Best Building Inspections to conduct a Building Expert Witness Report on our property. His service was prompt, courteous and professional. He identified multiple defects in our property which eventually became the basis of a home building dispute in the NCAT (Department of Fair Trade). Brad displayed professionalism and competency throughout the entire process. His confidence and excellent communication skills when dealing with other professionals were also outstanding. We would highly recommend Brad and Best Building Inspections to any individual who requires this type of service.Dr Prem & Julia Kumar
A short summary of what a dilapidation report is
Typically a property developer orders a dilapidation report before starting construction. It is also common for councils to require it as part of their approval process for developments. A dilapidation report is important to prevent potential disputes with neighbours claiming your construction caused damage to their property.
What is included in the report?
Anyone who plans on doing construction work on their property should get a dilapidation report done. A dilapidation report may or may not be required by law, but it is always good practice to get one. It will protect you from potential disputes from your neighbours who may claim that your construction work has caused damage to their property.
What is included in the report?
A dilapidation report conducted by our professional building consultant lists defects found and includes a photograph of each defect. The report complies with Australian Standards 4349.0. Our building consultants ensure the accuracy of the dilapidation report by including not just the condition of the dwelling but also footpaths, driveways, etc. They avoid jargon and use plain English in compiling the report.
