Dilapidation report: what is it?
A dilapidation report is a record of the actual condition of an adjacent property before and after you initiate construction. A dilapidation report guards against potential damage claims thought to have been caused by the construction work.
Do you need a dilapidation report?
If you’re planning a build, getting a dilapidation report is in your best interest. Some councils even require that a dilapidation report is lodged prior to approval of a development. A dilapidation report not only helps with risk management but also improves neighbourhood relations.
What is included in the report?
A dilapidation report contains descriptions of existing conditions, such as cracks, and photographs of said conditions. It includes not just the dwelling but also other structures, such as driveways and footpaths. Best Inspections’ dilapidation reports are carried out by professional building consultants and comply with Australian Standards 4349.
