Brad, thank you for helping us find the cause of dampness within our home. We had previously used other inspectors with no luck. We have now been able to fix the problem. You have put my mind at ease. Thank you very much.Carmen Holland - Paddington
Thank you Brad for inspecting the property for my son and daughter in law. They have since moved in and rectified the defects you had found during your inspection. We are amazed at what you found and thank you for your help.James Wright - Point Piper
Dear Brad I wanted to say thank you for your services provided recently. We are nearing completion of our project home and a few weeks ago we needed to go through the Practical Completion with our builder. We are so glad we found you in time. You were able to visit the site on short notice and provided us with invaluable information that the building company would otherwise have 'got away with'.Chantal McGarr
You were prompt on site and happily answered questions and pointed out defects and other items we may want to bring up with the builder at that time. The report you then provided for us was both quickly prepared and comprehensive. We were able to simply email a copy to our builder and those defects have now been fixed or in the process of being rectified. So thank you Brad, we would have no hesitation in recommending your services.David Luke
Best Building Inspections have never let me down in any areas requiring defect reports & Pre-Purchase building inspections. All your reports are extremely detailed from both a technical & legal perspective, always professionally & concisely presented, & just as importantly - always timely.Gary McNeil
We initially employed Brad Scott from Best Building Inspections to conduct a Building Expert Witness Report on our property. His service was prompt, courteous and professional. He identified multiple defects in our property which eventually became the basis of a home building dispute in the NCAT (Department of Fair Trade). Brad displayed professionalism and competency throughout the entire process. His confidence and excellent communication skills when dealing with other professionals were also outstanding. We would highly recommend Brad and Best Building Inspections to any individual who requires this type of service.Dr Prem & Julia Kumar
A Dilapidation Report is a document that captures the pre-existing condition of a structure, building, or property. This report should be conducted prior to building works taking place. Dilapidation reports can be used for a variety of different purposes, but they’re predominately used to prove what the condition of a property was, prior to construction works commencing.
A dilapidation report records the existing state of a building with the use of photographs. Photographs including captions, date, time and the precise location of each photograph are the main content of a report. Captions should only be present to point out unique features shown in the photos. This is because the report is to be used as proof of the state of a property at the time of inspection.
