What is a New Home Progress Inspection?

It’s an inspection of your new home, extension, renovation, building works of any kind, at various stages during construction. These reports will highlight any defects in the structure and/or finishes that do not comply with Building Code of Australia, relevant Australian Standards and Guide To Standards & Tolerances 2007.

What purpose does it serve?

Highlighting defects during construction enables you to instruct the builder to rectify at he’s cost and prevents these defects being covered up and/or overlooked. Imagine trying to find and/or rectify concealed defects once all building work is complete. Most home owners only uncover defects following structural and/or aesthetic failure at which time the warranty period may have lapsed and builder will have no obligation to return and rectify defects.

Who should obtain a report?

Any person having a new home built or building works undertaken. Note: The University of NSW has just completed the most comprehensive study ever of properties finding 85 per cent of new apartments and freestanding homes in NSW are plagued by defects.

What should be recorded?

All defects present, the building code and/or relevant Australian standard the defect does not comply with and how to rectify defect including photographs of defective areas.

What should be included in a New Home Progress Inspection?

Every accessible area of the building will be inspected other than electrical wiring and paint finishes. We also use Tramex moisture metres to detect any evidence of moisture within wall, ceiling and floor linings.

When are they needed?

Progress inspections are conducted at the various stages of construction just prior to any progress payment being made to the builder. These stages are normally as follows: Excavation of piers, footing/slab reinforcement placement, timber frame, waterproofing of wet areas and final completion inspection (work through).
