Why should you obtain a report?
A dilapidation report serves to protect the owner from any claims regarding alleged damage to the neighbouring property. As such, it is becoming more common for councils to require a dilapidation report as part of a Development Application. Usually it is the builder or the property owner who supplies a dilapidation report for the adjoining properties. However if your property is adjacent to a works site it is also in your interest to order a separate dilapidation inspection for your protection
What is included in the report?
A dilapidation report is conducted by an experienced building consultant before the start and after the completion of any construction or development work. It is a detailed written report with relevant color photos covering the internal and external walls, floors, ceilings, retaining walls, fences, external roofs, and outbuildings such as garages and carports.
